Major Construction Underway Across San Leandro

When driving through San Leandro, it is hard not to notice the abundance of activity going on in construction and development. San Leandro has seen a large volume of development projects over the past several years, and there is much still to come.  In addition to the work you can see going on Downtown, walls have been ’tilted up’ at several new/renovated industrial buildings, with more on the way this spring.

Last year, Westlake Urban broke ground on its second office building at the San Leandro Tech Campus, located at 1600 Alvarado Street, near the Downtown San Leandro BART station. The second building adds 132,000 sf of Class A office space to the Downtown area. Westlake Urban also received approval for its proposed 197-unit residential development, which will be located to the south of the Tech Campus. Overall investment in this project will exceed $150 million.

In 2017 Bridge Housing completed modular construction of its 115 units of affordable housing at 1400 San Leandro Boulevard, named Marea Alta. Later in the year, work commenced on La Vereda, its sister facility of 85 senior apartment units, which is currently well underway, and hoping for completion late in the year.  The application period for the senior apartments is from March 12 – 23.  Click here for the application form or call (510) 351-1063.

DCT Industrial has been busy tilting up its new building at 2001 Williams Street, across from 21st Amendment. The developer is investing over $5 million in the building and hopes to lease this 75,000 sf building to a tenant in advanced manufacturing or food processing.

East bay custom furniture manufacturer Friant continues construction on the tilt-up addition to the 306,000 sf former Sears Outlet facility located at 1980 West Avenue 140th. As a part of a $18 million project, Friant will relocate its headquarters here, add a showroom and distribution hub, and bring over 150 jobs to the City.

Demolition is now complete at 100 Halcyon Drive, the former location of the Kraft Foods/Yuban Coffee facility that closed in 2016. Developer Trammell Crow is preparing for construction of the three-building San Leandro Business Center, which will add over 550,000 sf of Class A industrial space.  The developer will invest nearly $80 million in this venture, with a potential for 500 jobs, and plans to enhance the buildings with large mural art and new landscaping.

Flavored syrup manufacturer Torani eagerly awaits construction of its new headquarters at the Marina Gateway Center at 2000 Marina Boulevard, where demolition of the former Georgia Pacific gypsum plant is complete. Once constructed, developer Overton Moore will have invested $45 million in the construction of a 330,000 sf facility for Torani’s 180 employees will manufacture, distribute, and showcase its internationally successful product.

These developments are just one indicator of how San Leandro is building on its deep manufacturing history, transforming into an innovation and advanced manufacturing hub.  Through these new projects, developers and investors are committing millions of dollars into expanding our local economy and enhancing the strong local business network.  Almost $88 million in construction value has been permitted since July 2017, with the fiscal year projected to well exceed last year’s high of $170 million.

    Is the 14th/Callan project at the old CVS site ever going to be underway? Been hearing about this for years and there are still tenants in the office building on the block so it feels like it’s nowhere close to starting 🙁

      For the old CVS, the developer continues to work to assemble properties to make the best possible project and hopes to come forward with an application for planning approvals in the coming year. They are proposing a mixed use housing development that will include apartments as well as a specialty grocer and retail on the ground floor.

    Can someone advise what is happening at the old Dick’s Restaurant site. Location is Alvardo, Fremont and Portola Streets. I just noticed property has been fenced off. Is Dick’s being demolished?? Please advise.

    With orchard hardware supply closing down, do we have any idea what’s going in it’s olace?

    A Trader Joe’s would do wonders for San Leandro!!

    Plenty of parking + with the new business park going in across the way it would be a very convenient location!
