On February 2, the City’s Board of Zoning Adjustments approved a new 60-unit housing project in Downtown San Leandro. Located on two properties at the northwest corner of Washington Avenue and Thornton Street, the project represents the first market-rate multi-unit housing development in the downtown area in decades. The project has caught the eye of East Bay Times, which published this article about the development.

Galvan ApartmentsDeveloped by Gordon Galvan, a third-generation San Leandro resident and former City Councilmember,  the market rate units are designed to attract working professionals looking for one- and two-bedroom units near BART.  The four-story building will have a stucco exterior with stone accents, balconies and underground parking.

The project is in keeping with the goals of the City’s Downtown Transit Oriented Development (TOD) Strategy, which encourages increased investment in Downtown San Leandro and new housing within a short walking distance of the BART station.

The development of new housing is a high priority in the Bay Area, and this project is one of a number of  San Leandro residential proposals in the works. In the coming years, San Leandro may see as many as 1,000 new housing units under construction.

In addition to the 115 units opening at Marea Alta (San Leandro Blvd. and Parrott St.), upcoming housing projects include:

  • Former CVS site  (northeast corner of East 14th St. and Davis/Callan Sts.) – approximately 100 units with ground floor retail proposed
  • South of San Leandro Tech Campus – approximately 200 units proposed by Westlake Urban
  • Town Hall Square (northwest corner of East 14th St. and Davis St.) and Parrott & Washington sites –  Request for Proposals issued for mixed-use development, which could include over 150 units in total
  • Monarch Bay Shoreline Development Project – over 300 housing units proposed, as well as restaurants, a hotel, pedestrian and bike pathway and enhanced recreational amenities
  • Additional infill projects are also proposed at San Leandro Blvd. and Thornton St., MacArthur Blvd. and Herma Ct., and Alvarado St. north of Marina Blvd.

All this new housing planned for downtown SL and yet we do not have any clean and decent grocery stores close by. The only grocery store options in the immediate area mentioned in this article are the Downtown Washington Ave Safeway or the Bancroft Ave Safeway. Many residents, myself included, do not grocery shop at either store because they are filthy inside and out, continually have expired food on their shelves, are lacking in choice and quality of merchandise, have excessively long waits in line, have extremely poor customer service, no parking and safety issues. We deserve far better and should have more options available other than Costco and grocery shopping outside of SL.

In regards to the Safeway stores, reach out to the Regional District/Divisional Manager at https://www.safeway.com/contactus/?bannerId=albertsons. BTW, Safeway is owned by Albertson as of 2015.

Urge the City to push for Trader Joe’s, Sprout’s and/or Whole Foods. I am shocked that a Trader Joe’s or Sprout’s has not come to San Leandro and Pinole has both/
