San Leandro By Design: Prologis Nexus is the First of Its Kind in the Area
On Tuesday, December 17, 2024, the San Leandro Chamber of Commerce hosted its annual San Leandro By Design event at Prologis Nexus, a groundbreaking, LEED Platinum industrial space under construction at 1345 Doolittle Drive.

Prologis is one of San Leandro’s most prominent owners of industrial property, with over 30 San Leandro sites in its portfolio. Prologis is working with Lowney Architecture to realize the Nexus project – a future-forward industrial facility with 9,500 sf of Class A office space.
A speaker panel consisting of Claudia Tarpin of Prologis, Anthony Cataldo of Lowney Architecture, and Katie Bowman of the City of San Leandro spoke about the significance of the project, from sustainability, efficiency, and marketability standpoints.

Attendees were then invited to tour the building, both inside and outside. Outfitted with 5,200 amps, 480 volts of power, 40′ clear heights, 40 dock doors and two grade-level doors, in addition to easy access to ports and roads, the site is ideal for moving product efficiently.

The Nexus project is unique for Prologis and the Bay Area overall in that it reuses and builds upon the existing foundation, walls and other features of the prior building, which helps the project to achieve a 45% reduction in embodied carbon emissions from what would occur with a completely new building. The remainder of that reduction is achieved through building material reuse, use of low-carbon concrete, optimized slab, cross-laminated timber, and insulated metal panels. This approach is more sustainable and has helped the project to be designed to for a LEED Platinum rating with the U.S. Green Building Council.
The lot accommodates a 185-foot truck court, 289 parking stalls and 52 trailer stalls and is also equipped with 14 electric vehicle (EV) chargers, with the infrastructure ready to add over 100 additional chargers. It is also capable of charging EV trucks. The site is solar-ready, utilizes LED lighting with dynamic controls, and utilizes low-carbon concrete throughout.
