Poppy Lane – Single-Family Development Approved
The first single-family subdivision in San Leandro in well over a decade has been approved in the Halcyon-Foothill neighborhood. The project, named “Poppy Lane” by developer DR Horton, is located on a 2.4-acre site at 2834 Halcyon Dr. and will have 18 single family residences.
Of the 18 single-family homes, 3 will be affordable. The homes will be built in Farmhouse and Craftsman style and will feature four bedrooms, at least two and a half bathrooms, and a two-car garage. The project proposes 19,600 square feet of landscaped area, including 18 new street trees. The southeast corner of the site would provide an almost 5,000 square foot private landscaped open space area for the residents’ use.
The project will integrate with adjacent single family homes and connect to the existing Muscari Street to the northwest and Elderberry Way to the southeast. The project involves the demolition of two existing residential dwellings and two accessory structures to enable the construction of the new residences with associated infrastructure, circulation and landscaping improvements.
The construction of new single family homes is rare opportunity in the inner Bay Area and Poppy Lane provides new home opportunities to the community that differ from the more common townhomes or multifamily homes. Poppy Lane will also help the City meet its state-mandated Regional Housing Needs Allocation (RHNA) goals. The RHNA goals reflect the fair share of housing units that each city and county in California must build every 8 years for very low, low, moderate and market rate income households.
